Welcome To Your First Site A Construction Update
We are excited that the Church Street Partnership, a joint venture between the council and Mount Anvil, is starting the construction of Site A. Site A will see 430 new homes built. 215 of these new homes will be affordable, with 70% of these affordable homes let at Social Rent. Site A will also be home to new space for shops.
This newsletter gives residents an update of the works that are planned over the next few months and what you can expect to see happening around the site.

Key Facts
Site working hours are expected to be Monday to Friday: 8am to 6pm and Saturday: 8am to 1pm.
- If anything needs to happen outside of these times, like delivery to site, we will let residents know before it happens.
- The amount of noise and dust created are monitored closely and there are limits in place which will need to be kept to.
- The market will stay open throughout construction. If there is a temporary impact on the market we will work with market traders to reduce this to a minimum.
Site A Construction Update
We have begun enabling works. Enabling works are the early activities that prepare a site for construction. They include things like clearing the area, preparing the ground, and setting up access and essential services. These works help ensure the main building work can begin safely and smoothly.
Excavation and Basement Works
The development includes an existing basement, which will be removed as part of the early works. Pre-enabling works, including demolition of the existing basement, are scheduled to start in mid-February.
Once excavation is complete, pile cropping will begin, followed by the casting of pile caps to support the new structure. Piling across the site is expected to continue from summer, alongside ongoing basement works.
Piling involves installing strong supports deep underground to ensure the new buildings are stable and safely supported. Pile cropping is the process of cutting the tops of these piles down to the correct level once they are in place. Pile caps are thick concrete slabs that sit on top of the piles and help spread the weight of the building safely into the ground.
Site safety and dust management
To keep everyone safe and cause as little disturbance as possible:
- We’ll use strong supports to hold things steady while we dig.
- We’ll also use water sprays and screens to stop dust spreading, so people nearby and the market stay clean and comfortable.

Traffic and Vehicle Access
We’ve carefully planned vehicle routes to limit disruption:
- Vehicles will primarily use main roads such as the A5 Edgware Road.
- Site access will be via Broadley Street (right-hand side). No vehicles will pass through Church Street due to the market.
