We are writing to let you know that ground investigation works will begin in the proposed Lisson Grove Programme area in September. We expect the works to take around ten weeks.

The surveys will take place around:

• Greenside Community Centre
• Small sections of pavement on Lilestone Street and Mallory Street
• Gayhurst House and Penn House

Indicative survey locations, final locations will be confirmed and displayed on site before works start

Why we are carrying out the surveys

These surveys will help us understand the ground conditions before the next stage of the Lisson Grove Programme. This includes checking what the ground is made of and whether there are any existing foundations or other features below the surface that need to be considered as plans are developed.

What the survey will involve

Specialist contractors will make a small number of holes to take samples and check what is below the ground. Some holes will be deeper, while others will be wider so engineers can inspect the ground conditions or existing foundations more closely. After each survey point has been checked, the holes will be safely filled and affected surfaces will be restored to be flush and safe.

The surveys will include:

• Boreholes – small, deep holes drilled into the ground to understand the soil and ground conditions beneath the site.

• Window samples – narrow holes used to collect soil samples from the upper layers of the ground.

• Trial pits – small excavations that allow engineers to inspect the ground and any existing building foundations.

What to expect

The surveys will be carried out in phases to help reduce disruption. We do not expect any impact on the main roads. You may see small working areas marked out with temporary barriers, along with hand tools, drilling equipment or a small drilling rig in some locations. These areas will be secured, but please take care when passing by and always supervise children.

Access to your home and facilities

There may be short-term restrictions on small sections of pavement while surveys are taking place. Safe alternative routes will be provided. Where possible, at least one side of the pavement will remain open so residents and visitors can move around safely, including wheelchair users who need access to dropped kerbs.

The contractor will make sure that access to entrances, bin stores or walkways are clear. Some parking bays will be temporarily affected for up to 5 days while survey work is being carried out nearby.

Safety and Equipment

Some survey locations will take only a short time to complete, while others may take longer depending on the depth of the hole and the ground conditions. In a small number of locations, monitoring equipment may remain in place for several weeks after the survey work has finished. This allows the contractor to continue checking ground conditions. Any equipment left on site will be made safe and clearly marked.

Noise

There will be some noise while drilling equipment is being used. Most of the time, the equipment will produce a steady engine or drilling noise. There may also be brief periods of louder noise, lasting up to one minute at a time, with around an hour between these periods. Lucion Group Contractors will take steps to keep noise and disruption as low as possible.
