What We Heard

- Participants liked the larger, open central green space, calm layout, and protection of mature trees.
- Support as participants liked the open feel on Mallory Street.
- Participants want to ensure the Community Hall can host around 100 attendees.
- Landscaping should offer defensible planting, safe but non-intrusive lighting, inclusive and diverse design, and clear boundaries for safety.
- Strong desire among participants for the park to remain public and inclusive, without segregation between affordable and private homes.
- Queries about whether the space can support large community events.
- Participants felt Option 1 was an improvement over the Original Proposal.


- The Mallory Street block was viewed as too tall and could reduce daylight for nearby homes.
- There were some concerns about the reduced green space and higher density, making this option look busy
- Narrower outdoor spaces are seen as less safe and less suitable for families and community events.
- Participants felt Option 2 was an improvement over the Original Proposal, but some felt that Option 1 and 3 were better than Option 2.

- Seen as the best balance between providing homes and minimising impact on neighbouring buildings.
- Preferred massing strategy, especially placing height on the 6-storey wing of the courtyard.
- General support among participants for the layout and distribution of landscaped areas.
- Concerns that the proposed emergency access route is not logical and needs revision.
- It was recognised that these options prioritise green space.
- Participants felt Option 3 was an improvement over the Original Proposal.
Parking, Traffic and Roads
- Parking enforcement is widely viewed as ineffective, particularly given the high number of Blue Badge holders locally.
- Concerns that reducing parking could push vehicles onto neighbouring streets.
- Improvements to the Mallory Street / Lisson Grove junction were supported.
- Residents want better-lit pedestrian routes, zebra crossings, and safer vehicle management.
Orchardson Street
- Height is generally considered appropriate.
- Support for placing private homes here rather than at Lilestone Street.
- There was a view that Church Street has many cafes, and that perhaps more are not needed.
- Lighting should enhance safety without disturbing residents.
Summary of Feedback
- There was a broad understanding of why the new homes, facilities, and landscaping are needed, and why the sites are configured as they are. While views varied, Options 1 and 3 received the strongest overall support, with Option 2 raising significant concerns, particularly regarding massing, daylight, and the loss of green space.
- Residents also raised ongoing concerns about height, density, daylight impacts, and the pressure of additional population growth on local services. There was clear interest in seeing more 3 and 4-bedroom homes and more affordable homes.
What is happening next?
We are reviewing the feedback from the recent Health and Wellbeing Hub and Homes Workshop. We’ll also shortly distribute a newsletter to the whole Lisson Green Estate (and wider area), which will contain a summary of all the feedback we’ve received so far. It will also provide dates for the forthcoming engagement sessions and drop-ins.
We aim to present the final proposals the Council intends to take forward in the New Year. This will encompass all the feedback we’ve received, and if we’ve been unable to make changes, we will explain why.
