Luton Street and Fisherton Street and provided 62 affordable, new high-quality social rent homes, and a new community sport space. It was completed in 2022.

The key features include:

• At Luton Street, 15 high-quality social rent homes were built. Of these, three were 3-bedroom homes and 12 were 2-bedroom homes. 46 intermediate 1-bedroom homes were also built.
• Three of the affordable homes were also built on Fisherton Street
• The private sale homes were prioritised for local people
• The new sports hall and community-run Everyone Active in partnership with Westminster City Council.  It features a three-court sports hall suitable for 5-a-side football, basketball, futsal, netball, volleyball, badminton and table tennis.
